Erosion Management Overlay Review Project
A state government funded and led project to review the Erosion Management Overlay (EMO) has progressed with the approval of a planning scheme amendment by the Minister of Planning and revised overlay maps now forming part of the East Gippsland Planning Scheme.
The Erosion Management Overlay (EMO) is a Victorian Government planning control used to protect areas prone to erosion by minimising land disturbance and inappropriate development. When an EMO affects a property, a planning permit is likely required before building construction, earthworks or tree removal can occur.
The review of the Erosion Management Overlay across East Gippsland will reduce the burden on landowners by ensuring it only applies to land where there is a real risk of erosion.
The project has two parts, this first part was primarily to review the mapping. The second part will result in more specific planning controls and requires another planning scheme amendment which will likely be exhibited for public comment.
